Rental Agreement

PLEASE INSURE DATE OF ARRIVAL AND DEPARTURE IS CORRECT...

You must check in at our office located at 236 East 20th Avenue, Gulf Shores.

High Tide Rentals is an agent of the rental unit owner.  We reserve the right to refuse service to anyone.  We will not be responsible for accidents or injury to guests or for loss of any kind.  Rates, descriptions and availability are subject to change without notice. Rental units are privately owned. The unit you are renting could be For Sale and may need to be shown during your stay. We will make every effort to contact you.  

High Tide Rentals, Inc. reserves the right to move a reservation to a different comparable unit should the original unit reserved becomes unavailable. In the event this should happen we will make every effort to notify you of any changes when possible.

PAYMENT

A Prepaid Rent of $150.00 to $ 600.00 is required when making a reservation. If you plan to mail your Prepaid Rent by Certified Check or Postal Money Order or Personal Checks (personal checks will only be accepted upon approval), we must receive prepayment within 7 days of making a reservation to avoid cancellation. If you plan to pay your prepaid rent by Credit Card when making the reservation, a charge will be made to your card in the amount of the required prepaid rent for the unit you reserved. Credit Cards will be charged for full payment of rent when a reservation is made less than 30 days prior to arrival or when booked online. At check-in the Prepaid Rent is applied toward the rent. Guests will be responsible for any damages over and above normal wear and tear.  If excessive cleaning is required after your stay, you will be billed accordingly. You will receive a confirmation letter after we receive your prepaid rent by mail, email or fax, or confirm your reservation with your credit card charge.  We accept most Credit Cards, Certified Checks, Travelers Checks, Postal Money Orders or Personal Check(upon approval) for payment at check in. **All reservations must be confirmed with a prepayment either charged to your credit card,  or a Certified Check, Postal Money Order or Personal Check (upon approval) mailed to High Tide Rentals.

CANCELLATION POLICY

If you must cancel your reservation, advance notice must be given in order to receive a refund of your prepaid rent less a $50 reservation processing fee. Thirty days for daily or weekly condominium rentals (weekly rental rates are based on a six day stay with the 7th day free).  Sixty days notice for houses or duplexes. Sixty days for all monthly rentals. If you cancel a reservation made within thirty/sixty days of your reservation you will forfeit your prepaid rent. If you fail to give the required notice you will forfeit your prepaid rent.  NO REFUNDS FOR EARLY DEPARTURE OR NOT BEING SATISFIED WITH YOUR RENTAL UNIT.

TRIP INSURANCE:

High Tide Rentals has joined force with Travel Guard® to provide our customer with an optional and beneficial insurance coverage. This coverage is only 7% of your total trip costs. High Tide Rentals cancellation policy does not provide refunds for unforeseen developments such as illnesses, mandatory hurricane evacuations and similar events that can affect your trip. We strongly suggest that you purchase trip insurance You are able to opt out of this insurance at the time of booking your reservation, online or by phone.

DAMAGE WAVIER:

Security Damage fee ($45) is included in each reservation that covers you and your party for up to $1,500 worth of accidental property damage. Sometime things happen accidentally this coverage provides peace of mind. This is a non-refundable fee. Damages over $1,500 or intentional will be the responsibility of the renter. Please notify the office when the damage occurs.

CHECK IN

You must check in at High Tide Rentals office.  Check in after 4:00 pm on your scheduled arrival date.  All rents must be paid by cash, Certified Checks, Travelers Checks, Postal Money Orders. If you plan to be a late arrival you must still come to our office to pick up your key package. There is a key box in our foyer where you will find a package with your name on it, keys and directions to your unit.  You may drop a personal check in the drop slot or return the next day by 12 noon to pay.  If you happen to come in on a Sat. or Sun. and our office is closed, you will be expected to return by 12 noon on Monday to pay.  We must have an imprint of your credit card.  If you fail to come in by 12 noon as instructed above we will then charge your credit card as agreed upon when making your reservation. The foyer door will stay open 24 hours a day should you be a late arrival so that you may come inside and pick up your key package as described above.

CHECK OUT

You must be out of the unit by 10:00 am.  Return all keys to High Tide Rentals office.  There will be a $10.00 charge for each key not returned against your credit card.  All trash must be removed from the unit and placed in the proper facility.  Load and start dishwasher.  USE DETERGENT FOR DISHWASHERS ONLY.

REFUNDS

No refunds for early departures, unhappy with your unit, malfunction, breakdown of appliances, air conditioning or other equipment. However, we will do everything possible to correct the situation. We recommend that you purchase trip insurance to cover your vacation stay during the hurricane season.

OCCUPANCY

The unit is limited to the actual sleeping capacity shown.

PETS

Most of our units do not allow pets. We have a few units that are pet friendly. You can ask about availability when making a reservation. The properties that do not allow pets; if evidence of a pet if found eviction and a forfeiture of rent or extra cost of cleaning will occur.

LOCKOUTS

A service charge of $30.00 will be charged if you loose your key or become locked out of your unit, resulting in a service call to get you in the unit.

PARKING

All 1 bedroom units allow 1 car only.  Two bedrooms or more, generally allow 2 cars per unit. Some properties requires a parking fee per vehicle, at the time of your reservation we only charge for one parking pass, if you are needing a second parking pass for  a two bedroom or more please let us know at the time of reserving your unit so we can apply the additional charge and parking pass to your reservation.

No boats, trailers, wave runners or motor homes are allowed to park at condominium properties, unless you have rented at a marina complex.  Please remember all Parking rules are strictly enforced.  

LINENS AND SUPPLIES

High Tide Rentals, Inc. furnishes all linens and towels for daily and weekly rentals.  It is recommended you bring extra towels for the beach and swimming.  You will be charged for all linens and towels removed from the unit.   High Tide does not provide daily linen exchange.  We do not replenish paper products.  We suggest you bring paper towels, toilet paper, dishwashing liquid, dishwasher detergent, as well as bath soap.

TELEPHONES

Telephones are restricted.  You must use a calling card to call long distance or third party billing.  Local calls are open.

NOTE

Jet skis and boats cannot be parked at most beachside properties. Please inform High Tide Rentals if you plan to bring either jet skis or a boat, so that you can be informed if parking is available at the property you have reserved. High Tide Rentals cannot be responsible if you park unauthorized.  There will be no refunds in the event this happens. Please remember all parking rules are strictly enforced.

GRILLS........CAUTION

Grilling on decks and balconies is prohibited by the Fire Marshall of Gulf Shores, Orange Beach, and Ft. Morgan.

MAINTENANCE

We make every effort to see that each unit is in proper working condition. Please contact our office for any breakdowns. We are not responsible for mechanical failures of A/C or appliances. No refunds or adjustments are given. However, we will make every effort to correct the problem.  We cannot guarantee availability of amenities, including hot tubs, pools, elevators etc. Please follow all rules outlined by High Tide Rentals. The unit owner may have posted rules from the Condo Association. All rules must be followed. All guests are the responsibility of the renter. Your rental acceptance constitutes acceptance of all terms and conditions of High Tide Rentals, Inc., Owners and Condo Association Rules and Regulations. The same are hereby made a part of the rental agreement.
